Split system servicing: what's included and how often it's needed

A split system that never gets serviced doesn’t fail loudly — it fades. It cools a little less, costs a little more to run, and smells a little mustier each summer until one 40° day it gives up entirely, along with every other neglected unit in Melbourne, and you’re in a three-week repair queue. Servicing is how you stay out of that queue.
What a proper service includes
- Deep clean of filters and indoor coil— where dust, mould and the “dirty sock” smell live
- Outdoor coil clean and inspection — leaves, dirt and (near the bay) salt corrosion all strangle airflow
- Condensate drain check and clear— the cause of most “why is my wall wet” calls
- Operating check — temperatures, airflow, refrigerant performance, electrical connections and mounts
A filter rinse you can do yourself between visits (your manual shows how, and it’s worth doing each season). The coil cleaning, drain and electrical checks are the parts that need a technician.
How often?
Once a year for a typical home — ideally in spring, before the first heatwave finds the problem for you. Systems near the bay, in dusty environments, or running near-daily (home offices, commercial spaces) justify a closer look more often. Businesses running cooling through trading hours should be on a planned maintenance schedule, not a break-fix cycle.
What it protects
Three things: running costs (a clean system moves more air for the same electricity — more on running costs here), air quality(the alternative to cleaning the coil is breathing what’s on it), and lifespan — the difference between a system that lasts eight years and one that lasts fifteen is mostly maintenance.
